Land Registry compliant lease plans

At Plan London, we’ve been producing Land Registry compliant lease plans for over 15 years. From a tiny newsstand at the London Palladium to the subdivision of more than 45 hectares of land in Dorset – and everything in between – we’ve seen it all.

What is a Lease Plan?

Since 2004, all properties leased for seven years or more must be registered with Land Registry. The same applies to lease assignments or land transfers, regardless of how much time is left on the lease. As part of this process, a Land Registry compliant plan is required – and that’s where we come in.

Survey

Once you’re happy to go ahead, we’ll arrange a convenient time to survey the property (appointments Monday–Friday, 9am–6pm).

Your plan

Back at our office, we’ll prepare your plan using CAD, ensuring it meets Land Registry standards. The finished plan is sent to you or your solicitor in PDF format.

Our Turnaround Times

  • Site visits usually within 2–3 working days
  • Plans delivered within 3–5 days after the survey
  • Express service: plans ready within 24 hours (subject to project size)

 No problem.

If you already have drawings that are accurate but not compliant, we can work from them. Send them over (ideally in DWG or PDF), and we’ll let you know if they’re suitable.

How big is yours?
 If you’re buying, selling, or renting a property, knowing its true size is essential. Quoted figures are useful, but for complete confidence (and sometimes better negotiations), it’s wise to get an independent survey carried out in line with RICS measuring standards – that’s exactly what we do.

We visit the property and take precise measurements using the right tools for the job, from handheld laser devices to advanced 3D laser scanners.

Drawings & calculations

Back at the office, we process the data in CAD (Computer Aided Design) to create accurate floor plans.

We provide a clear area schedule, supported by reference plans, so you know exactly how much space you have.

Types of area calculations

Different situations call for different measurement standards. We’ll advise which one you need:

GEA

The entire building measured to the outside walls – often used for industrial properties.

All internal space, including walls, corridors, and toilets – common for residential and commercial buildings.

Usable internal space only – excludes things like walls, corridors, and toilets – typically used for offices.

The standard zoning method for valuing retail units.

A new international standard designed to make property measurements consistent worldwide.

Many firms call this kind of work by different names — Measured Survey, Dimensional Survey, Full Survey, As-built Survey, 3D Survey, and so on. So, the first thing we do when we receive an enquiry is clarify exactly what you want and, more importantly, what your end goal is.
