EPCs

Energy Performance Certificates

Certified energy ratings — compliant, clear, and constructive.

How to get started:

Give us a call on 020 8699 1129, email epc@plan-london.co.uk, or fill in our quote form with:
 – Property address
 – Type of property
 – Approximate size (if known)
We’ll send you a detailed quote, usually within a couple of hours.

Inspection & Assessment

Once you approve the quote, we’ll arrange a time for our assessor to visit—Monday to Friday, 9am to 6pm. During the visit, they’ll gather the key building data: age, insulation, heating/cooling systems, lighting, and other relevant features. Any documents or info you can provide in advance will help.

Analysis & Drafting

Back at the office, we feed the data into accredited software, along with our assessor’s know-how and the regulatory guidelines, to calculate the energy performance score.

If your property looks likely to fall below Band E, we’ll provide a draft EPC first so you can review and, if practical, make improvements before we formally lodge it. If it meets or surpasses Band E, we lodge the EPC immediately and email you the certificate and full report with recommendations.

Why you need an EPC

An EPC (Energy Performance Certificate) is required whenever a property is built, sold, or rented. It shows how energy efficient a building is and suggests ways to reduce energy use.

for Residential Properties

  • You need a valid EPC to sell or rent your home.
  • EPCs are valid for 10 years.
  • The certificate rates the property from A (very efficient) to G (least efficient), with recommendations for improvement.
  • Since 1 April 2020, landlords of residential properties in England and Wales cannot let homes with an EPC rating of F or G, unless a registered exemption applies.

for Commercial (non-domestic) Properties

  • Since 1 April 2018, landlords cannot grant a new lease if the EPC rating is below Band E.
  • Since 1 April 2023, this also applies to existing leases—properties already being let must also meet Band E or above (unless exempt).
